Water Damage Restoration in West Boca Raton, Coconut Creek & Parkland

West of I-95 and out past the Turnpike, Boca is mostly gated golf and country-club communities, 55+ condo villages and newer family subdivisions. Rising tides aren’t the issue here. What we see is plumbing: water heaters, supply lines, washer hoses, AC overflows, and the heavy-rain street flooding that hits some low-lying roads. Aqua Revive provides water damage restoration across West Boca and into Coconut Creek and Parkland, with gate access and HOA rules handled before we arrive.

What water damage looks like here

Supply-line and water heater failures. In single-family homes and villas, a burst washer hose, toilet supply line or water heater can soak several rooms before anyone notices. That’s especially true in a second home.

AC overflows. Air handlers in closets and garages run hard most of the year. A clogged condensate line is one of the most common calls we get.

Heavy-rain street flooding. Rain has flooded Boca Chase Drive in West Boca badly enough that residents worried the water would keep rising (CBS12).

55+ condo communities. Stacked units, shared walls and older plumbing, and owners who may be up north for the summer.

West Boca Raton (33434, 33428, 33496, 33498)

West Boca isn’t one market. In 33434, around Boca West and Century Village, the median age is about 63 (US Databases), and roughly half of occupied homes are owned outright with no mortgage (zip-codes.com). In 33498, the far west, around 61% of homes carry a mortgage and only about 8% are rented, which points to younger families (zip-codes.com). Communities we serve include Boca West, Century Village, Broken Sound, Woodfield Hunt Club, the Polo Club, Saturnia Lakes, Boca Falls, Sandalfoot and the Boca Chase area.

Coconut Creek

Coconut Creek sits southwest of Boca, across the county line in Broward. It’s largely planned residential communities: single-family homes, townhomes and condos around lakes and canals, many with HOAs and gated entry. Water damage here is mostly plumbing and appliance leaks, AC overflows and roof leaks in heavy rain. Like West Boca, it gets intense summer downpours that can overwhelm drainage for an afternoon.

Parkland

Parkland, west of Coconut Creek in Broward, is mostly large single-family homes in gated and master-planned communities. Bigger homes mean longer supply lines, multiple water heaters and AC systems, and more square footage for a single leak to reach. Fast leak detection and drying matter when hardwood and custom cabinetry run through the whole ground floor.

Gates, HOAs and access

We register with your gatehouse and HOA before arriving and follow each community’s contractor hours and vehicle rules. Country-club communities such as Boca West, Broken Sound and the Polo Club typically have their own contractor procedures, and we follow them. If you’re away, we’ll coordinate entry with your community’s management or your home-watch service and send photo and video updates.

West Boca, Coconut Creek & Parkland FAQs

Can you get into my gated community if I’m not home?

Yes, with your authorization. We register with the gatehouse and coordinate entry with your HOA, community management or home-watch company, then send you photos and a video walk-through.

My AC closet is flooded. Is that water damage or an AC problem?

Both, usually. A clogged condensate line or a failed float switch is an AC repair. The water that reached the floor, the wall or the room next door is water damage that needs drying. Turn the AC off at the thermostat and call us and your AC technician.

Do HOAs in West Boca restrict when contractors can work?

Many do, with set hours, vehicle and parking rules, and registration requirements. Emergency water removal is normally allowed. We schedule repairs within the community’s rules.

Are Coconut Creek and Parkland covered the same as Boca?

Yes. Response, process and documentation are the same. The only difference is that repair permits come from those cities’ building departments, since both are in Broward County.

How can I prevent a leak while I’m away for the summer?

Shut off the main water valve or install an automatic shut-off valve, leave the AC running, put leak sensors by the water heater, washer and air handler, and have someone check the home regularly.
