Commercial Water Damage Restoration in Boca Raton, FL

In a business or a multi-unit building, a leak doesn’t just damage drywall. It closes a waiting room, empties a store, or puts three condo units, a hallway and an elevator lobby out of action at once. Aqua Revive’s commercial water damage restoration in Boca Raton is planned around keeping you open: work after hours or in phases, protecting the areas still in use, and keeping one clear set of records for the owner, the tenants, the association and every insurer involved.

What Makes Commercial Losses Different

Downtime costs money

Every day closed means lost revenue, so we plan the work to keep as much of the space usable as possible, including nights, weekends and phased areas.

More parties, more paperwork

A single riser leak in a tower can involve the association, several unit owners, tenants and three or more insurers. Florida’s Condominium Act, section 718.111(11), generally splits responsibility between the association and unit owners, and each building’s declaration adds its own rules. We keep moisture maps, photos and scopes separate for each unit and for the common elements.

Bigger, faster drying

Large open areas, concrete and commercial finishes may need desiccant dehumidifiers, more equipment and, during outages, temporary power.

Occupied buildings

Containment, negative air and protected walkways keep dust and moisture away from residents, staff and customers.

Fire sprinkler discharges

Water from sprinkler lines has usually sat in the pipes for years and is treated as contaminated, not clean, water.

Aging buildings

Florida requires milestone structural inspections for condo and co-op buildings three stories or taller. When those inspections find water intrusion at balconies, windows or exterior walls, we can work with the board and the building engineer on the interior water damage.

How We Handle a Commercial Water Loss

  1. 1

    Single point of contact

One project lead for the manager or owner, reachable throughout the job.

  2. 2

    Stop and stabilize

Shut off the source with building maintenance, protect elevators, electrical rooms and common areas, and extract standing water.

  3. 3

    Map every affected space

Each unit, suite and common area is moisture-mapped and photographed separately, so every party and insurer gets its own record.

  4. 4

    Plan around operations

We agree work hours, noise limits, access routes and phasing with you, and give tenants or residents plain-language notices.

  5. 5

    Dry and monitor

Equipment is placed per space, with daily readings logged by unit or suite.

  6. 6

    Remediate and rebuild

Mold remediation by a Florida-licensed remediator where needed, and repairs under a Florida-licensed contractor, coordinated with the building’s own vendors.

  7. 7

    Close-out package

Final readings, photos, scopes and invoices organized by space and by responsible party.

How do you handle a leak that hits several condo units?

We work with the manager to get access to every affected unit the same day if possible, trace the water’s path from the source, and document each unit separately. Responsibility is decided by the association’s declaration, Florida law and the insurers; our job is to give them clear evidence for each space.

Can you work outside business hours?

Yes. Extraction and drying setup can happen after hours, and noisy demolition can be scheduled for nights or weekends where building rules allow. Drying equipment usually has to keep running during business hours; we place and quiet it as much as possible.

Insurance for Businesses and Associations

  • Business interruption coverage may help with lost income while you’re closed or limited. Check your commercial policy and document the dates your operations were affected.
  • Association master policy vs unit owners. In condos, the master policy, the unit owner’s HO-6 and any tenant’s renters policy may all be involved. Clear, separated documentation keeps those claims from stalling.
  • Report promptly. Florida generally requires new property claims to be reported within one year of the date of loss. For commercial losses, earlier is always better.

What Commercial Restoration Costs

Commercial jobs are priced on measured scope: square footage, materials, water category, equipment days and any after-hours or phased work. You get an itemized estimate broken down by space and responsible party, so the association, owners and tenants each see their portion.

Commercial Water Damage FAQs

Who should a condo association call first after a leak?

Building maintenance or the manager to shut off the source, then the restoration company to stop the spread, then the association’s insurer. Notify affected owners in writing. Early, separated documentation for each unit makes the insurance side much easier.

Do you provide a certificate of insurance?

Yes. We can send a certificate of insurance naming the association or property owner as required by your building, before we start work.

Can our business stay open during restoration?

Often, yes, partly. We contain the affected area, keep walkways safe and schedule the loudest work outside business hours. Whether you can stay fully open depends on where the damage is and on health and safety rules for your type of business.

Does business interruption insurance cover water damage?

It can, when the water damage itself is a covered loss and your policy includes business income coverage. Policies have waiting periods and limits, so check yours and keep records of the dates and revenue affected.

How is responsibility split in a condo building?

Under Florida Statute 718.111(11), the association generally insures the building as originally installed, and unit owners cover finishes, upgrades and belongings. A unit owner whose unit caused the damage can be responsible for what the association’s policy doesn’t cover. Each declaration can change the details.

Can you work with our building engineer and other vendors?

Yes. On larger losses and milestone-inspection repairs we coordinate with the building engineer, the HVAC and plumbing contractors and the management company, and share moisture data so everyone works from the same facts.
